City council discusses apartment, daycare rezonings

TIFTON — City council members reviewed two applications for rezoning aiming to bring new development to the area during their most recent meeting.
The Tifton City Council discussed the rezoning of parcels near Carpenter Road and along West 13th St from two separate developers hoping to construct an apartment complex and a daycare, respectively, during their Feb. 3 meeting.
The apartment complex project, proposed by Stafford Kunes Investment, would see 5.96 acres on Carpenter Place, a recently developed offshoot of Carpenter Road, be rezoned from Wholesale Light Industrial to Residential Professional in order to construct a pair of two-story apartment buildings with 36 units each, a parking lot with 161 parking spaces, a swimming pool with pool house, and a single entrance and exit.
Loretta Hylton, city planning and zoning administrator, additionally stated that a water and sewer system would be made available at the developer’s expense.
On the opposite end, the daycare development, submitted by Lucille Coleman, proposed the rezoning of .23 acres from Residential to Neighborhood Commercial, allowing Coleman to renovate the vacant corner lot there into a facility capable of caring for anywhere from forty-eight to sixty kids, with ample space for classrooms, bus parking, and a fenced-off playground as mandated by city codes.
Hylton noted that Coleman had over twenty years of experience in the childcare field and had assured the council that she would work with city and state legislators to meet all necessary codes and standards.
Additionally, the planning and zoning administrator reported that both proposed developments met the city’s comprehensive plan character area requirements and that the Planning and Zoning Commission had recommended approval of both of them, with only one board member abstaining from a vote for the daycare project.
City council members are expected to vote on both rezoning proposals during their upcoming Feb. 17.
